If you believe the assessed market value of your property is incorrect, you can file an appeal with the Utah County Board of Equalization. While Utah County strives for accurate valuations, errors can occur. Utah County is committed to adjusting values appropriately through the appeal process. Appellants who provide credible documentation specific to their property that clearly supports their requested value will see an adjustment made.
A key question a taxpayer should ask when deciding whether to appeal their property value is, "Could I reasonably sell my property for the same as or more than the county assessed value?" If the answer is no, filing an appeal is recommended.
Have the following information ready before you start your appeal
- Property Information: Parcel Number (found on Notice of Valuation), physical address, Utah County's assessed value (found on Notice of Valuation), and owner's requested value.
- Appellant's Information: Name and address of the individual filing the appeal and who would appear at any scheduled hearing. If this is someone other than the property owner or a corporate officer, an authorization form signed by the property owner allowing a 3rd party to represent the owner in the the appeal also needs to be included.
- Documentation: Appellants are required to submit documentation that supports their requested value. Review and select the Appeal Reason Code and documentation that makes the strongest case for your appeal.
